HEATHER HOUSE CONDOMINIUM ASSOCIATION – January 21, 2026 General Meeting
Call to Order at 7:00 PM
Roll Call: Liddy Tuleja, Ken Lineman, Denise Healy, Steve Papp, Janet Sassano. We welcomed Ken Lineman to the Board.
December 2025 minutes approval – Margie Engelbert and Dolores Cipolone
Treasurer’s Report:
Reserves $ 67,497.28
Checking $ 3,711.19
Savings $ 6,244.52
CD’s $ 39,187.71
Total $116,640.70
Old Business – from December 2025
- Budget: The 2026 budget, which included a 5% increase, was approved.
- Drain Cleaning: Kitchen drains were cleaned on Friday, December 19, 2025.
- Storage Room: Nothing, (boxes, bikes, shelving), is permitted along the entry wall in the storage room. Whomever has placed items along the wall, please remove them immediately. We must follow fire code regulations.
New Business – January 2026
- Reorganization of the Board: Denise Healy, President, Steve Papp, Vice-President, Janet Sassano, Treasurer/Secretary, Liddy Tuleja, Trustee, Ken Lineman, Trustee.
- Snow Removal:
- If snow is predicted, orange cones are placed on the three visitors spots by the pool. Do not park in these spaces.
- Please inform your visitors.
- January paperwork:
- We renewed our 2026 NJDCA registration and our Haddon Township 2026 business license.The 4th quarter trash reimbursement form was submitted to Haddon Township. Our year-end financial paperwork is done and is available for review. We are completing the required 1099 paperwork for our vendors.
- We are compiling the information required for our Worker’s Compensation insurance audit.
- Kipcon: We have received the engineering report from Kipcon, which was forwarded to the state in December. No major issues were identified.
- Resident Concern: A resident has concerns with the disparity in Heather House condo fees. A committee is being organized to discuss the issue. The committee will meet in the near future.
- Comments:
- Ken responded to a text received by the Board from an owner. The owner said she smelled cannabis in the 1st floor hallway. Ken spoke to the resident with the following information: there is no smoking in any common area of the building and a vote was taken in June, 2024 to add a By-Law making Heather House units non-smoking. The issue was voted down. The resident is concerned about property values in the building due to the smell of cannabis.A resident was concerned about the possible change in the By-Laws regarding condo fees. After an explanation about the formation of the committee and discussion among the residents, the committee will research the issue and then consult with our accountant, Bill Rotella. All delivery services have access to the building to deliver packages.
- Only Board approved notices may be posted on the Bulletin Board.
- Next Condo meeting: Our next meeting will on the third Wednesday, February 18th at 7:00 PM.
