April 2025 General Meeting Minutes
HEATHER HOUSE CONDOMINIUM ASSOCIATION
April 16th, 2025
Call to Order at 7:00 PM
Roll Call: Steve Papp, Denise Healy, Janet Sassano.

Treasurer’s Report:

Old Business – from March 2025
- Inspections: On March 11th, two state inspectors from the NJ Department of Community Affairs checked the units for working smoke/fire and CO detectors. Rooms in the basement were also inspected. We received the Certificate of Inspection stating that Heather House is in compliance with the multiple dwelling laws. State inspections will now be done every 7 years.
- Pool: In April/May, the pool is having some necessary work done. The work will include repairing a water leak in the pool pipes, draining the pool, repairing the cement and cleaning and painting of the pool.
- Building Inspections:
- Independent Alarm tested the fire alarms on March 20th.
- Induct did their annual ductwork cleaning on March 25th.
- Smoke/Marijuana smell: For those who smoke cannabis/cigarettes, please realize that the odors travel far and will permeate neighbor’s units. While smoking please be considerate and close your windows, sliding doors and seal the bottom of your entry door.
- Balconies: Again, please remove objects (brooms, empty containers, unused items, etc) kept on balconies. The appearance of our building is an indication of positive maintenance – inside and outside.
New Business – April 2025
- State Mandate: We are researching engineering firms to fulfill the new state mandate requirements.
- Waste Pickup: The board met with Republic Services regarding our trash/recycling pickup schedule. The board is reviewing our contract with Republic. We are also exploring other vendors.
- Pool: Pool renovation project is in full swing.
- New skimmer is being installed on Thursday, April 17th.
- The pool will be drained, acid washed and painted.
- Repair of the concrete apron around the pool.
- Piping in the pool house was replaced on April 11th.
- Flyers will be posted regarding volunteering for the Pool Squad.
- Miscellaneous:
- Trash Room – There was a discussion of cardboard overflow in the trash rooms. Any suggestions to remedy the issue are welcome. Place ideas in the condo box.
- Comments:
- A suggestion, regarding trash room and/or toilet backup, recommended a notice be distributed once a month requiring a signature, after reading, then dropped into the condo box.
- May meeting: Our next meeting will be on Wednesday, May 21st at 7:00 PM.
