Call to Order at 7:02 PM

Roll Call: Liddy Tuleja, Steve Papp, Denise Healy, Janet Sassano

November minutes approval – Eileen Bennett and Charlie Schaefer

Treasurer’s Report:

Old Business – from November 2025

  • Budget: Bill Rotella, HHCA’s accountant, presented/answered questions on the 2026 budget. Mr. Rotella shared information on the new State mandate requiring both engineering and reserve studies.  The reserve study recommends HHCA have  $350K in our reserves within 10 years.
  • Tree Update:  Camden County and Haddon Township have been informed about the oak tree on Cuthbert Boulevard.

New Business – December 2025

  • Budget:  The Board presented the 5% budget increase for 2026.  After a vote on the budget, it was approved by the majority of attending and non-present residents.
    • A discussion followed Bill’s presentation.
  • Christmas Party: Please join us in our lobby on Sunday, December 28th from 3 to 5 PM to enjoy our annual Christmas party. We warmly welcome our long-term residents and extend a special welcome to our new residents as we come together to enjoy festivities, fun, and dinner food.
  • Drain Cleaning: Kitchen drains will be will cleaned on Friday, December 19, 2025.  Reminder notices will be posted.
  • Holiday Decorations:  Please remove all holiday decorations by January 6, 2026.
  • Storage Room: According to the Fire Marshal, fire codes do not permit anything to be placed along the entry wall of the storage room.  Whoever has put any items along that wall, remove them immediately.
  • Parking Lot: Please note: When snow is predicted, the three visitor spots next to the pool are used for snow removal.  Please do not park in these spaces when orange cones are placed in those spots.
  • Reminder: Due to local fire codes and our By-Laws, no live Christmas trees are permitted.
  • Comments:
    • A resident questioned the necessity of the 2026 5% condo increase since this is the third  year the fees have been raised.
    • A resident presented her concerns with the disparity in Heather House condo fees.  Considering the amount of common areas shared by all residents (for example, lounge, parking lot, laundry room, pool, etc.), how condo fees are raised, the fees have unfairly impacted 12 units.  Those 12 units contribute 25% to the budget.  After input from attending residents, a committee will be organized in January to address this disparity.
  • Next Condo meeting:  Our next meeting will on the third Wednesday, January 21st at 7:00 PM.
