HEATHER HOUSE CONDOMINIUM ASSOCIATION – February 18, 2026 General Meeting
Call to Order at 7:00 PM

Old Business – from January 2026
- Reorganization of the Board: Denise Healy, President, Steve Papp, Vice-President, Janet Sassano, Treasurer/Secretary, Liddy Tuleja, Trustee, Ken Lineman, Trustee
- Snow Removal:
- If snow is predicted, orange cones are placed on the three visitors spots by the pool. Do not park in these spaces. Please inform your visitors.
- January paperwork:
- We renewed our 2026 NJDCA registration and our Haddon Township 2026 business license, filed the 4th quarter trash reimbursement form to Haddon Township. Our year-end financial paperwork is done and is available for review.
- We have completed the required 1099 paperwork for our vendors.
- We compiled the information required for our Worker’s Compensation insurance audit.
- Kipcon: We have received the engineering report from Kipcon, which was forwarded to the state in December. No major issues were identified.
- Resident Concern: A resident has concerns with the disparity in Heather House condo fees. A committee has been organized and have met to discuss the issue.
New Business – February 2026
- Update Frozen Pipe: As explained in the emergency water issue notice, distributed to all residents on January 27th, a frozen exterior drain pipe caused the second-floor laundry room sink to backup and overflow. Our plumber identified/repaired the problem. A water restoration company dried the affected areas. This was an isolated incident. A claim was filed with our Insurance company. Repairs will be done in the near future.
- Inspections: Scheduling will begin for our annual building inspections.
- Kipcon: As recommended by the Kipcon representative, to prevent rusting, the ceiling pipes in the basement will be painted in stages. Rust Destroyer Primer is the suggested paint to use.
- Recently, two former, longtime residents of Heather House passed away. Although they had moved, due to health reasons, they were valued neighbors during their time here. We extend our condolences to the families of Norma Dodds on January 2nd and Dr. Yu Chen Lin on the 25th.
- Welcome to Adele Rose who will be moving into Unit 2.
- Comments:
- Our trash disposal team has reported an ongoing issue with improperly secured trash bags being place in the building trash chutes. Recently trash bags have not been securely tied. As a result, when the trash bags drop into the main collection bin, they burst open and spill loose trash. This creates unsanitary conditions, unpleasant odors and additional cleanup work.
- A reminder sign will be posted in each trash room with clear instructions on how to properly dispose of bagged trash. Please read the instructions to help maintain a clean and sanitary environment for everyone.
- A discussion followed on Fire Alarm procedures. A safety program may be presented in the spring.
- A resident suggested using a group text for building emergencies. We will investigate.
