June 2025 General Meeting Minutes

HEATHER HOUSE CONDOMINIUM ASSOCIATION
June 18th, 2025

Call to Order at  7:00 PM

Roll Call: Steve Papp, Denise Healy and Janet Sassano.  Liddy Tuleja absent.

Treasurer’s Report:

Old Business – from May 2025

  • Pool: Steve Papp updated the current status of the pool. Please notify Steve Papp, (put your info in the condo box), to be a welcome volunteer for the 2025 pool Squad!
  • Pool Electrical: Electrical Power Services, Inc., completed the 5-year bonding and grounding system testing on our pool.  We received a certificate of approval from Haddon Township.
  • Fire Marshall Inspection: We passed our annual inspection on May 21st.

New Business – June 2025

  • Pool: Residents received the 2025 pool packet prior to the May 31st pool opening.  Please refer to the packet for information regarding pool times, cost, state/local bathing rules and appropriate behavior.
  • Inspections: As recommended by the Fire Marshall, an exit light will be installed in the basement by the entry door. In case of a power outage, the exit light will be lit.
  • State Mandate Update: On Tuesday, June 17th, Mr. Brandon Femia from Kipcon, our engineering company, came to Heather House.  He made a thorough exploration of our building: entering every room in the basement, (measuring room size and taking pictures), hallways, laundry/trash rooms, balconies, and all outside areas (pool, parking lot.). He then met with the Board to review our past and current financial history,  confirm dates of installation (for roof, boilers, water heater, compactor, etc.), and receive answers to his further questions. We should receive a draft report by September.  The structural integrity study will be scheduled in September.
  • Trash Room: Remember only household trash (not cardboard boxes, wood, building items, etc. can be put down the chute. Please breakdown all cardboard boxes and place in the wooden holder.
  • Fresh Focus: On Monday, June 30th, Fresh Focus will do their semi-annual cleaning of the trash room including the dumpsters and trash chutes.  Signs will be on the trash room doors and Bulletin Board.  The trash rooms will be closed from 6:00 PM on Sunday, June 29th until Fresh Focus finishes on the 30th.  The trash rooms will be open when the signs are removed.
  • Miscellaneous:
    • As a reminder, if you are carrying liquids that spills, please be responsible and clean it up.
  • Next Condo meeting: There are no condo meetings in July or August. Our next meeting will be on Wednesday, September 17th at 7:00 PM.

In 2025, Governor Murphy approved a new State regulation requiring condominiums to have a structural integrity and reserve study.  The Board has engaged Kipcon, an engineering firm, to handle and complete these required studies.
