Old Business – from February 2025
- Inspections: Scheduling will begin for the annual building inspections.
- State Mandates: Effective in 2025, NJ has issued new mandates for condo/apartment buildings. Included in the mandates are an engineering inspection and minimum amounts for reserves.
New Business – March 2025
- Inspections: On March 11th, two state inspectors from the NJ Department of Community Affairs were here to check the units for working smoke/fire and CO detectors. They also inspected each room in the basement. Heather House passed this five-year inspection with positive comments on the cleanliness and our residents being prepared for their inspection. State inspections will now be done every seven years. Thank you to everyone for your cooperation.
- Pool: In April/May, the pool will have some necessary work done. The work will include repairing a water leak in the pool pipes, draining the pool, repairing the cement and cleaning and painting of the pool. A cement skimmer will be put on the sidewalk area.
- Building Inspections:
- Independent Alarm will test the fire alarms Thursday, March 20th between 10:30 to 12:30.
- Induct will do their annual ductwork cleaning on Wednesday, March 25th. The Laundry rooms will be closed between 8:00 am to Noon.
- Miscellaneous:
- Trash – Please rinse cans/containers before putting them in the recyclable bin and double wrap trash if necessary. No food should be thrown down in unprotected containers.
- Fond farewell to Marsha and Craig, Unit 11. Marsha greatly helped with improving our lobby.
- Welcome to new residents, Unit 5, Olli and Christina Aro.
- Smoke/Marijuana smell: Now that spring is here, residents enjoy keeping windows open for fresh air. For those who smoke cannabis/cigarettes please realize that the odors travel far and will permeate neighbor’s units. While smoking please consider closing your windows.
- Balconies: As mentioned in the March Odds and Ends, please remove objects (brooms, empty containers, and unused items) kept on balconies. The appearance of our building is an indication of positive maintenance – inside and outside.
- Comments:
- In reply to a question, residents are responsible for cleaning their outside windows, sills and sliding glass doors.
- A resident inquired about getting the average total of monthly condo fees and viewing our bank statements. A meeting with the resident has been made.
- April meeting: Our next meeting will be on Wednesday, April 16th at 7:00 PM.
- Move to adjourn at 7:30 PM by Delores Cipolone and Charlie Schaefer.
The Board celebrated St. Patrick’s Day with treats for all present.
