November 12, 2025 General Meeting Minutes

Call to Order at 7:00 PM

Roll Call: Liddy Tuleja, Steve Papp, Denise Healy, Janet Sassano

October minutes approval – Ted Ponto and Dolores Cipolone

December minutes approval – Keith McCoy and Eileen Bennett

Treasurer’s Report:     
Reserves       $  42,421.25

Old Business – from October 2025

  • Board Elections:  We received three applications to fill the three openings on the Board.  Thank you to Ken Lineman, Steve Papp and Denise Healy for volunteering to be on the Board.
  • Heater/Water Tanks:  Hutchinson completed the fall maintenance of our heating system.
  • Budget:  The 2026 budget will be discussed at the November meeting and voted on at our December meeting.

New Business – October 2025

  • Budget:  HHCA’s accountant, Bill Rotella, presented information on the 2026 budget which is attached to the minutes.  At the December meeting, our budget will be voted on by residents in attendance or who have submitted a vote to the Board.  Bill presented his thoughts on our current financial situation:
    • Bill referenced the new State mandate requiring both reserve and engineering studies. Bill explained the reserve study said we should have $350K in our reserves within 10 years.  The goal is not to borrow money but have sufficient money to cover our expenses. In 2026, HHCA should be putting $45 thousand in our reserves.  The attached 2026 budget includes a 5% increase in our condo fees.  If approved, the increase will start in January.
    • A discussion followed Bill’s presentation.
  • Tree Update:  We have contacted the county and Haddon Township about the Oak tree.  The pear trees were trimmed.
  • Miscellaneous:
    • Janet Sassano will be away from November 13th to the 23rd.  If a need arises, call Denise Healy 856-906-8852
  • Next Condo meeting:  Our next meeting will on the Third Wednesday, December 17th at 7:00 PM.
