October 2025 General Meeting Minutes

HEATHER HOUSE CONDOMINIUM ASSOCIATION
October 15, 2025

Call to Order at  7:01 PM

Roll Call: Liddy Tuleja, Steve Papp, Denise Healy, Janet Sassano

Treasurer’s Report:
Reserves       $  46,345.66
Checking       $  22,266.65
Savings         $  15,803.01
CD’s               $  38,699.83
Total              $123,109.15

Old Business – from September 2025

  • Pool Closing: The pool closed on Sunday, September 14th.
  • State Mandate Update: We reviewed the financial report from Kipcon.  On  Wednesday, September 24th, the structural integrity inspection of our building was completed. We will have a report by the end of the year.
  • Trash Room: The overall rules and regulations for trash disposal were reviewed.
  • Leak in lobby: A ceiling pipe leaked in the lobby and was repaired.
  • Board Elections: Board election will be discussed in new business.
  • Laundry Room: Caldwell and Gregory will be raising the price on the washers and dryers by twenty-five cents each.  The increase will happen within the next few weeks.
  • Gas and Electric Bill: We have seen a 30% increase in our Gas/Electric costs this year.

New Business – October 2025

  • Board Elections: We received three applications to fill the three openings on the Board.  Thank you to Ken Lineman, Steve Papp and Denise Healy for volunteering to be on the Board.
  • Heater/Water Tanks: Hutchinson completed the fall maintenance of our heating system.
  • Budget: The 2026 budget will be presented at the November meeting and voted on at our December meeting.  Bill Rotella, our accountant, will be present at the November meeting.
  • Congratulations to Amy Gradel and her husband John McArthur on their recent wedding.
  • Miscellaneous:
    • Resident asked about the closing of the pool. Steve Papp said the pool will be closed this week and the furniture stored for the winter.
    • Resident asked if we get income from the laundry rooms. Yes, Heather House receives a percentage of the fees collected which pays for the utility usage in the laundry rooms.
    • Resident asked about a tree in front of the building which has a branch hanging over an area of the parking lot. We have contacted a tree service.
  • Next Condo meeting: Our next meeting will on the second Wednesday of the month, Wednesday, November 12th at 7:00 PM.
